The project belongs to a typical business class, and solutions will be applied from the middle price category. If desired, on the basis of this project, you can make both a more expensive and functional system, and a more budgetary solution.

System components
Lighting control
It includes creating light scenes by changing the brightness and color of lighting, and controlling curtains.
HVAC control
We control 4 air conditioners, 8 batteries, underfloor heating and a ventilation unit.
CCTV
We install a video surveillance camera in front of the entrance to the apartment and several cameras inside the premises.
Access control
It will allow you to display a picture from the intercom on a TV, phone, or tablet and open the door remotely.
AV Multiroom
We implement 4 UHD video zones, one of which is with multi-channel sound, and 4 background music audio zones.
LAN & WLAN
The control systems are based on a wired and wireless computer network with two Internet channels for redundancy.
In such projects, it is more convenient to separate the management of engineering systems and the audio-video system. In the case of such a scheme, users quickly get used to life in their new housing and the functionality of the control system does not suffer.
It would be nice if the control system, on the one hand, helped the owners of the apartment, and on the other hand, did not require any special attention. At the same time, it is desirable that the system could be supplemented as needed.
Such an opportunity is provided by systems operating on bus technology and having the ability to use different data transmission media - a dedicated wire, a radio channel.
The generally accepted standard in Europe and other countries for the control of home and office systems is KNX.
For a system that implements a control interface from tablets or smartphones, in addition to a not very high price, there was one more wish - the ability to create scenarios for the interaction of various subsystems by users themselves.

You can control the luminaires in one of two ways: simply on-off, and dimming. For residential premises it is best to use dimming - it allows you to smoothly change the brightness of the lighting, create many lighting scenarios, and take into account the time of day when starting the scenario, changing its brightness and color. This will allow you to fine-tune the lighting according to the scenario. Actuators that control lighting (dimmers, relays, curtain controllers) are products of the Spanish company Zennio. The equipment is of good quality, and not as expensive as the products of the German "first echelon" manufacturers. Dimmers for single-color lamps - two-channel universal dimmers with a power of up to 300W per channel. We use Zennio Lumento X4 LED controllers to control LED strips. The controller is very functional, with support for many scenarios, including dynamic ones. On it, you can smoothly turn on the LED strip, at the moment of switching on, smoothly changing its color from cold blue to white, and turn it off, smoothly changing color from white to warm orange

HVAC Control

We can heat the premises with warm floors and batteries. And we also have 4 air conditioners that work both in cooling and heating mode. There will be 10 zones of underfloor heating. Each zone has its own thermal sensor, which, in addition to sensors in switches, touch panels, and complex sensors, will allow flexible control of heating.

For correct ventilation control, it is not enough to be able to send ModBUS commands, you also need to understand when to send them and which ones. To do this, we use sensors of physical quantities, including air quality sensors. It is best to turn on ventilation according to the level of volatile organic impurities (VOC - volatile organic compounds). Considering that it is necessary to measure temperature, humidity, and lighting levels, we used complex sensors that measure many parameters at once. These are sensors manufactured by the German company Esylux, which are capable of measuring - temperature, humidity, noise level, lighting level, and the amount of volatile impurities VOC.

It is always useful to be able to see what is happening in the apartment and in front of its entrance. Especially if you are somewhere far away, and you received a notification on your smartphone that one of the alarm sensors was triggered. The most flexible in configuration are IP video surveillance cameras. They are noticeably more expensive than analog solutions, but they allow you to get very high quality images and set the reaction to events in the frame. 180-degree cameras allow you to see all the details of a room from a single camera. A built-in backlight and a wide dynamic range of camera sensors makes it almost independent of ambient light.

AV Multiroom

TVs in different rooms are connected to an IP content distribution system and streaming services like Netflix and Amazon Prime, which serve content in the latest UHD/HDR/DolbyVision standards. In the living room area, a home theater is implemented based on a large diagonal OLED TV and Dolby Atmos multi-channel sound. In addition, it is possible to view personal photos and videos from network storage. Audio multi-room is implemented on Sonos sources, speakers built into the ceiling and walls, and a bar sound, which is also used when watching TV. Music is streamed from both streaming services and network storage.

Modern security, control and entertainment systems are inextricably linked to the Internet. Management via cloud services, audio and video streaming, sending notifications to e-mail - all this is not possible without a reliable Internet connection.

To ensure the reliability of the connection, we use two wired channels from different Internet providers, a router, which is able to balance the load between these channels, and a switch with the function of power over Ethernet - PoE. All business class equipment.

No less reliable should be a WiFi system. It is provided by two access points of the SMB class, combined into a single WLAN wireless network by a controller. We determine the installation locations of WiFi points based on the results of a radio survey of the apartment.

An element of a computer network is also a network storage NAS for 6 disks, united in a fault-tolerant RAID array. This storage is used by a media system (audio and video content), a video surveillance system (camera records are stored for 2 months), and a backup system for home computers.
